When selling a distressed home in NYC, you generally have three main paths: listing with an agent, selling 'For Sale By Owner' (FSBO), or selling directly to a cash buyer.
1. Listing with an Agent
Best for move-in ready homes. You'll pay 5-6% commission but get broad exposure. However, typical buyers may struggle to get financing for distressed homes.
2. Direct Cash Sale
Best for speed and convenience. Cash buyers (like us) buy "as-is," meaning no repairs, no inspections, and no financing contingencies. You can close in weeks, not months.
3. FSBO
You save on commission but handle all negotiations and legalities. In a complex distressed sale, this can be risky without legal guidance.
