Selling a property with tenants in NYC is difficult due to strong tenant protection laws. You generally cannot force a tenant out just to sell.
Your Options
- Sell with Tenant in Place: We buy properties with occupied units. We inherit the lease (or lack thereof) and handle the management.
- Cash for Keys: Detailed negotiation to pay the tenant to vacate voluntarily. This is legal but must be handled carefully.
- Wait for Eviction: Housing court in NYC can take 12-18 months. This is often not viable for sellers in distress.
